I believe most are using American Home shield these days

Scott... typically home warranties will cover aspects of septic systems, but it's not part of the "basic" policy. It's usually an add-on in cost. I know that HSA Warranty covers them and even possibly as part of the standard coverage. If I recall, HWA also covers septic but only on their higher priced plans. Hope this helps.

     The Home Warranty companies are looking less and less attractive.   They are practicing "The 3 D's" of insurance companies:  Delay, Deny, Defend.

I use Blue Ribbon in the Denver, Co. area.

American Home Shield has been sued repeatedly because of denying covered claims.  I avoid them like the plague.  I'm not even sure they do business in CA anymore.  Research them, lots of bad about them on the webs, little to no good.

Fidelity is my first choice.  First American is my second.  Have no experience with Old Republic.

We use Old Republic, but shop around. Nearly all of them jamb it to the insured after the first year so warn your client and they should consider shopping each year.

Others have recommended Old Republic but my experience is that is the ONLY one I would never recommend.  Customer service the worst experience I have ever had with a HW company and have dealt with many.  Their admin of claims is a hot mess IMHO.  Septic is typically an upgrade, so check the coverage carefully.

American Home Shield is a preferred vendor but check the coverage for your area.  Having local representation on your side is important.   

Not all companies service all areas but if you have HWA  Home Warranty of America we found it to be the best for us and our clients.  What will make all the difference is the service providers contracted in your area. However, the response to their toll free call is instant and resolution very prompt.

I've used American Home Shield in the past.  They are OK.

Scott Godzyk - I love HWA. Not sure though if it covers Septic. They have few plans - and maybe one of them may work.

Home Warranties of America - they're the only one I can even come close to recommending!!

We have used HSA (Home Security of America) for over 22 years and we are happy with their service.

I've used First American and Old Republic. I think HW companies normally treat any coverage for septic as an add on, andprobably not inexpensive!

It depends on what coverage you need and the area where the property is located, among other factors.

I don't have a recommendation. It so rarely comes up in my market. 

Not a fan of any. I'd forward them the info of my HW vendors and they should decide what works for them best by price. 

Fidelity has been wonderful over the years. Many of the other agents in my office (broker included) would agree. 

I use Globe but can't remember about septic. That might be extra.

Not a fan of any, I have always found it best to just pay the repairs myself rather than fighting with a corp that does not want to pay.

There are riders you can add to most warranties that cover the septic tank and lines. I use Old Republic about 75% of the time.

The one that honors claims is how you should shop around

I recommend Old Republic to all my clients as I've heard they have paid off for various investors I work with. The septic is an add-on cost.
