Scott... typically home warranties will cover aspects of septic systems, but it's not part of the "basic" policy. It's usually an add-on in cost. I know that HSA Warranty covers them and even possibly as part of the standard coverage. If I recall, HWA also covers septic but only on their higher priced plans. Hope this helps.

American Home Shield has been sued repeatedly because of denying covered claims. I avoid them like the plague. I'm not even sure they do business in CA anymore. Research them, lots of bad about them on the webs, little to no good.
Fidelity is my first choice. First American is my second. Have no experience with Old Republic.

We use Old Republic, but shop around. Nearly all of them jamb it to the insured after the first year so warn your client and they should consider shopping each year.

Others have recommended Old Republic but my experience is that is the ONLY one I would never recommend. Customer service the worst experience I have ever had with a HW company and have dealt with many. Their admin of claims is a hot mess IMHO. Septic is typically an upgrade, so check the coverage carefully.
