In today's world of Dodd-Frank, I normally won't do a deal for less than $100K. Prior to Dodd-Frank the lowest mortgage was $48,000. Conversley the largest deal I ever did in my 46 years was $12million.

Suspicious amount. My lowest in recollection was $175,000. Much lower in CA you'd have to go to a manufactured home lender and be buying on, as they are about the only thing below $150,000 out here currently.
