I'm the broker so I have one for my entire office. I review, revise as needed and have all agents sign it annually. I think it would be key if an agent went rouge and did something wrong to keep me from getting into hot water because I have 21 years worth of signed and dated signatures in that policy manual with additional initials on dated updates and revision pages.

It's just me but I have an Administrative Assistant who together we created procedures to follow when I list a home or sell one to a buyer. The check lists are imperative to make sure everything is followed right each time..every time!

You bet - I think it's about 10 or so pages not sure anymore - we haven't updated it in awhile and it's electronic and requires an electronic signature

You bet - it contains several pages - I have one for the admin and a different one for agents
We also give both a technical exam before hiring so we know how much technical training my webmaster will need to do

We have one for the office. Our state real estate commission requires it.

It is a good business practice to have written procedures that are frequently updated.

Tons of written procedure sheets, but no manual, most never get printed.

No Lise, it is in my brain. I am the team. I have people who work for me but I am the salesperson.

We are required by state law to have a policy and procedures manual for the brokerage. We do have one - which we periodically update as the law and needs change.

Yes.
Even though I work alone, my Attorney advised me years ago to have a policy and procedures directive, to protect myself in a lawsuit (especially over fair housing and statutory disclosures). It covers everything from what is required of a Buyer or Seller before I will work with them (pre-approval, proof of funds, realistically priced at comps, etc.) to what I the Broker will or will not be responsible for. And, my rights (or their rights) to terminate our working relationship. Pages about signs, lockboxes, showings, alarms and gate codes, etc. Plus I have pages defining limited service listings, flat fee MLS, etc. for when I enter into those types of listing contracts.
All total is 20 pages.

Nothing formal, but since it's just me, it's not really needed. I have a couple one page checklists though.

From our corporate office it is online. When we owned our own brokerage; YEs, and we shared it and received a signed acknowledgement of receipt for each agent in our company.

General policy is caught on quickly by conformity and word of mouth at most operations to day. The more formal or complex organizations have rule books & manuals to offset lawsuits and please Unions
