A couple of years ago my investor client offered $20K above asking on a foreclosure priced at $40,000.  He felt it was underpriced.  The listing agent said there were 23 offers -- but ours was the winner.

We saw one deal this summer where the buyer paid $20,000 over list price on a $300,000 home.  Thankfully (I think) the buyer was paying cash and didn't have it appraised.

Very little - even in a multiple offer scenario - my area doesn't see much of this because they want the appraisal price more often than not

Do you mean by dollars, percentage? It varies. I've seen offers at $40K more, but that wouldn't be the right strategy for some homes.

$100,000. It happened in 2009 I had a beautiful 1936 Spanish style estate for sale it at the edge of Balboa Park and we had it priced extremely well due to its original condition and somebody just came and blew out the competition with $100,000 cash on top of their offer they plan to live there for the next 25 years so they didn't care and quite frankly even with the hundred thousand they were potentially looking at being in equity as the market improved back then.

Properties in my hometown of San Mateo in the Bay Area go for $200,000-$300,000 over asking all the time the last few years it's absolutely insane up there.

Depends on the price. I've seen trust/probate/fixers that went twice the price. I remember we priced one for the price of the land only, but it was sold 3 times of that price.

In our market I have not seen it Lynnea Miller - no over Asking nor Multiple Offers.  Alot of cash buyers though, and on homes without up-dates or a great mountain view, there have been reductions, and longer DOM.  That being said, homes with up-dates and a great location can get an Offer in a week, that has been very close to Asking.

The most one of my clients offered above the list price was $100,010.00.  The property was listed for $999,990.00.  There were multiple offers and my clients were NOT cash buyers.  I told them to offer what the property was worth to them and not a penny more.  I suggested they waive the appraisal contingency, which they did.  They got the property and it did appraise.

The over market price really depends on the financing. Cash deal = no problem. If there is a loan, then it will need to appraise to the value.

It was 35% over listed a while back, now it is still above asked price (106-115%(neighborhood dependent) over on the avg after six years of double digit increase).

Often sellers today like the terms(down, quick closing) made token concession to make the buyers think they got a good deal.

Offered and won in a multiple offer situation -- 38% over list price of $1,050,000 -- final sales price $1,450,000.

I'm pretty sure there have been offers I submitted on behalf of buyers who offered more than 38% but they didn't prevail.

It depends on asking, some sellers under price their asking price to inspire such over bids. I had a REO listed at $90,000 that sold for $135000.
