In my experience, somehow it always comes down to money. If great marketing hasn't worked, lower the price and someone will buy as there is a lid for every pot.

I know some agents like to offer a bonus or a higher commission... now that may incentivize agents to bring people to look, but at the end of the day, they can't make someone buy.

if the property is priced properly, no incentives are needed....and that's what I always stressed.... it's only going to sell for fair market, so why throw in an incentive to add to that equation....the seller is coming out with less....

I always liked to offer a Home Warranty.  There are lots of possible incentives, but it almost always comes down to money and reduces the net proceeds to the seller.

I'm not a fan of seller "allowances" as buyer motivation typically comes back to price but I do think that Lyn Sims suggestion is a valid idea.

If the property has cosmetic issues sometimes having an FHA 203K consultant pre approve the property for a 203K loan has worked for me in the past.

I haven't used any myself, and right now there seems to be no need other than pricing correctly, but in the past in our buyers market agents offered bonuses, and occasionally you would see a year of HOA dues paid and seller-paid closing costs (rare today but some)

I have had contractors bid on various updating that I feel is needed in the home.  Since buyers think the cost is 4 times what it actually is, I provide these estimates with 120-day guaranteed costs.  

Buyers typically ask for the work to be covered in the Contract but, in the end, we typically have a meeting of the minds (right down the middle).  We often have the work scheduled to begin the day of Closing so, that the buyers don't have to remain in the home during the 'construction' and the sellers don't have to come out of pocket ($$ comes from the proceeds) and everyone is happy!

We also have had them offer country club memberships with 'acceptable Offers.'

In condo associations, I've had the Sellers offer to pay the buyers HOA monthly dues for 6 - 12 months.  For those on a tight budget but, expecting a raise within the next quarter, those dues will often push them out of range until then.  So, this has gotten good traction with the condos that were a bit slower to recover than the single family homes (following the recession).
