Yes! A bound booklet with color photos and descriptions, a detailed write-up, the MLS sheet, the school info sheets (for elementary, middle and high schools), local information, survey, Disclosures and floorplan. Sometimes I include the sellers' letter, "If these walls could talk" or "What we're going to miss about living here."

Depending upon the property. First, I put as much info on the MLS as available first. I leave marketing material in the unit if it is a condo but it generally does not last past the first cleaning. Fliers on the sign are useful in the early days of the listings for he neighbors but they do not last long.
