"who cab"  Please use proper capitalization and spelling.  As to the various rights, the vary by state so I'd suggest checking your state's website.

The easiest way to get information and hopefully create new relationship, to call your local title rep. They have all you need and would be happy to give you detailed explanation for you and your clients.

These will vary somewhat by state.  Your real estate school manual should be able to explain this.

Cant' really tell you but I would check with the laws in your state. I imagine they vary from state to state. our local title company would be another good resource. And quite frankly I can't remember some of this stuff from my licensing classes! Good luck

It differs in each jurisdiction.  Consult experienced subject matter legal counsel for the jurisdiction you want to find out this information.

For this stuff, Google is your friend!  And you should check to see if this varies from one state to the next.  It's something that Realtors virtually never get involved with.

All state property laws are specific to that state.  The buyer and Seller should discuss property rights with an attorney licensed in their state.
