The perfect listing is one that generates multiple transactions. It receives multiple bids. It sells for all cash above ask in 1 day to a direct buyer.
I find another property for one of the losing bidders to buy. Then I list their home too. I list a neighbor's similar property after my happy seller gives neighbor my number and begin the process again.
It doesn't need to be beautiful, it can be a total wreck, it doesn't need staging, it doesn't need interior photos it just needs to be the right place at the right time with pent up demand (pre-mareketing) and location, location, location.
