I price in round numbers. Why would I want to lose a $200-235K buyer over $1K when they are searching. And whom are we kidding anyway when something is priced at $199,900, $199,950, or $199,999? Most people and agent search in round numbers. I'm not a retailer... not selling shoes, socks, hats, etc.

I've found the exact opposite and can quote from studies that confirm that too, LOL  
My Sellers and I agree that we'd rather list at the low end of a higher search than a high end of a low search   PS  Thanks for not re-directing us to the story but instead, taking the time to include the pertinent details of the story!!

I have found that that strategy doesn't fool buyers and I prefer to use round numbers, unless a seller is into numerology and prefers a specific sequence of numbers within the value range. And yes, I have helped those sellers.

I let the seller decide and have done it both ways. I can't recall that it worked better one way or another. I think it depends on the property and whether it is priced right or below market and is show ready. Buyers tend to bump up their price range to over what they intend to pay so you will catch those buyers regardless.

$199K is for $200K and below buyers.

$200K is for $200K+ buyers.

$200K buyers rarely settle for $199K properties; buyers tend to gravitate towards their middle to max budget when they compare properties. So $199K won't cost you any $200K+

The seller picks the listing price but we talk about different strategies on pricing. I think consumers these days search with a variety of price ranges depending on the site. The "just under" approach seems more common

I've used both..... I like to see the round number with the zeros.... looks better in an ad and we would never say "under 200k" anyway.... just say it as it is...

I suggest a price or price range, the seller chooses the llist price.  Many have a special connection with certain numbers.

We hear of this issue often, and it is one that could likely be solved if the designers of the mls search function would build in a buffer to the search to include homes 5k on each side of the search terms.

I have done both and frankly ... in the end ... it really does not matter. My most recent listing has a round number. In my market, whatever the list price is ... the sales price will likely be much higher.

To my knowlege when an agent is putting in a range of home prices they don't put in $199K, not do buyers. YThe only difference to this is when someone has a house listed for $202K. The unconscious habit is not to go above $200K

If I'm doing a search for a $200K buyer, I start lower than that just to make sure I don't miss out on something in the high $100's.  We don't really have any inventory in this range, but it's the same principle.

Never do I list a home at $299,900 or $399,900..you just cut off buyers looking from $300,000-350,000 or $400,000-450,000. Only use the law of the nines at $269,900, $279,900 and $289,900 etc.

I read those kind of studies, and I see house prices like this: 199,950. I'm not sure it helps the sale.
