I price in round numbers. Why would I want to lose a $200-235K buyer over $1K when they are searching. And whom are we kidding anyway when something is priced at $199,900, $199,950, or $199,999? Most people and agent search in round numbers. I'm not a retailer... not selling shoes, socks, hats, etc.

I have found that that strategy doesn't fool buyers and I prefer to use round numbers, unless a seller is into numerology and prefers a specific sequence of numbers within the value range. And yes, I have helped those sellers.

I let the seller decide and have done it both ways. I can't recall that it worked better one way or another. I think it depends on the property and whether it is priced right or below market and is show ready. Buyers tend to bump up their price range to over what they intend to pay so you will catch those buyers regardless.

$200K is for $200K+ buyers.
$200K buyers rarely settle for $199K properties; buyers tend to gravitate towards their middle to max budget when they compare properties. So $199K won't cost you any $200K+

To my knowlege when an agent is putting in a range of home prices they don't put in $199K, not do buyers. YThe only difference to this is when someone has a house listed for $202K. The unconscious habit is not to go above $200K

Never do I list a home at $299,900 or $399,900..you just cut off buyers looking from $300,000-350,000 or $400,000-450,000. Only use the law of the nines at $269,900, $279,900 and $289,900 etc.
