I've never asked for one year, ever... if I think it would really take that long to sell I'd have to ask myself if I really want that listing. Normally, I ask for six months, but I've been known to take four.

3 months is all I've needed on 99% of mine since 2011. If I've done my job, they renew me on the rare ones that take longer to close. I only asked for a year on short sales back in the day. 1 year now, in 2016, would be a confidence shaker for the seller.

No I have even taken 1 month when I knew I had a buyer for it. Never a year. If I can sell it by 6 months something is wrong.

Vacant land usually takes longer so those I take for a year. But for all else, 3 months to 6 months maximum. For example, any listing I take in August, I have it expire at the end of the year.

All listings are for one year ... unless it is a probate than mandates the maximum time of 90 days. In my market, homes sell in a day. The time on the listing is not a measure of how long it will take ... it's just become a standard practice. I also provide a release clause ... sellers are not chained to me or the contract.

I can't recall ever asking for a year.

The length of the contract is often more of an element of making sure the property is properly prepared in today's still competitive market.

I usually do six months unless it is a short sale.  Of course, I did take a 30 day listing one time.  Felt like I was playing a real estate version of Name That Tune.  Got it done though.
