Yes, always.  You would be surprised at how much you can learn if you are there.

Besides if you are really  representing the buyer you have a fiduciary duty to put their best interest about your desire not to bother.

A buyer representative has the duty to "advise" the homebuyer to the next step.  Besides it is impossible to re-negotiate the contract, or ask for a credit when you have not seen the seriousness of the problem.

A written report does not say or show it all.

I do not unless asked by the buyer. I am not a home inspector nor do I want to step out of my area of expertise. I prefer the relationship to be between the inspector and buyer about repairs. I will never advise a buyer to not worry about something or that it is not a problem. I will however give history or attempt to explain a problem or even help with providing names of experts in the field.

YES!  I let the inspector in and come back at the end for the verbal report (that's usually when the buyers arrive as well).  Gives us all a chance to discuss the report and address any questions we have.  Also gives me an opportunity to work with the buyer to assign a risk rating to the item and determine which ones should be asked for on the repair request and what can be ignored.

The buyer pays for the inspection to find out about the house. It should not include my insights, in fact, I believe the buyer might be influenced by what I say and not get the whole "third party" benefit of the inspection. Having said that, I do drop by usually before my clients show up just in case the inspector needs anything to do his inspection thoroughly.

I always attend inspections.  There are two reasons.  First, you really learn a lot about houses, especially with a good inspector.  Second, if there is something amiss, I want to be there and understand clearly what the issue is, something that is a lot easier if you get the explanation directly from the home inspector.

We do not attend home inspections. I think there is a liability issue as well as a time issue. I think that we get in the inspectors way and if a client is asking questions as the inspection is taking place, the inspector could miss something due to the distraction. If anything everyone should show up 10 minutes before the end of the inspection and get a summery and have any questions at that time.

Yes... every single time for my buyers, as Lyn said, it can be a circus if the listing agent shows up and I need to run interference.  It can be boring as dirt, but seeing what the inspector does and hearing him explain it the buyer avoids any misinterpretation of the report on my part.  Knowing what is a hot button for the buyer, while the inspector is still there to answer a question, is invaluable.

Rarely. It's like watching paint dry. Even my buyers don't attend most of the time. We receive a detailed report on-line within less than 24 hours and the inspectors I use are completely available to us to review the report by phone on any questions we have.

Yes, every time.  I would have someone else representing me if it was ever not possible for me to go the the inspection.  It is just as important that the buyer always be present.  There is too much liability without them being present to see and understand the conditions pointed out and also be able to ask a professional questions on the home.

Coal, I've missed one in 24 years. I want to see what they see. I'm also a contractor, so I want to make sure I get a good look at all aspects of a home. The home inspection gives me an opportunity to do that unlike a brief showing.

My clients are out of state investors primarily buying new construction. We still inspect but I don't fancy sitting around for not a good reason. We use two inspectors who have been doing this for 12 years with my investors.

Hi Coal - We don't. Several years ago, a selling agent here was found liable in a lawsuit for a botched inspection. The judge ruled that her presence at the inspection constituted supervision of the inspector. Until that precedent can be overturned, we stay away from the inspection, which isn't what our preference would be.

I do not attend inspections, I would just be a fly on the wall. The inspector does his job and the buyer can ask questions. The inspector always copies me and it is up to the buyer to determine if he is satisfied or not.
