Yes, always. You would be surprised at how much you can learn if you are there.
Besides if you are really representing the buyer you have a fiduciary duty to put their best interest about your desire not to bother.
A buyer representative has the duty to "advise" the homebuyer to the next step. Besides it is impossible to re-negotiate the contract, or ask for a credit when you have not seen the seriousness of the problem.
A written report does not say or show it all.

I do not unless asked by the buyer. I am not a home inspector nor do I want to step out of my area of expertise. I prefer the relationship to be between the inspector and buyer about repairs. I will never advise a buyer to not worry about something or that it is not a problem. I will however give history or attempt to explain a problem or even help with providing names of experts in the field.

YES! I let the inspector in and come back at the end for the verbal report (that's usually when the buyers arrive as well). Gives us all a chance to discuss the report and address any questions we have. Also gives me an opportunity to work with the buyer to assign a risk rating to the item and determine which ones should be asked for on the repair request and what can be ignored.

The buyer pays for the inspection to find out about the house. It should not include my insights, in fact, I believe the buyer might be influenced by what I say and not get the whole "third party" benefit of the inspection. Having said that, I do drop by usually before my clients show up just in case the inspector needs anything to do his inspection thoroughly.

I always attend inspections. There are two reasons. First, you really learn a lot about houses, especially with a good inspector. Second, if there is something amiss, I want to be there and understand clearly what the issue is, something that is a lot easier if you get the explanation directly from the home inspector.

We do not attend home inspections. I think there is a liability issue as well as a time issue. I think that we get in the inspectors way and if a client is asking questions as the inspection is taking place, the inspector could miss something due to the distraction. If anything everyone should show up 10 minutes before the end of the inspection and get a summery and have any questions at that time.

Yes... every single time for my buyers, as Lyn said, it can be a circus if the listing agent shows up and I need to run interference. It can be boring as dirt, but seeing what the inspector does and hearing him explain it the buyer avoids any misinterpretation of the report on my part. Knowing what is a hot button for the buyer, while the inspector is still there to answer a question, is invaluable.

The judge ruled that her presence at the inspection constituted supervision of the inspector.
