Paul Weese - people want to learn about the current status of market in a town - like median price, average days on market, sale to list price, total inventory, absorption rate, price changes if any, number of homes sold during week/month, new listings - and anything you can comment on the market state in that town.

Just remember, do not get disheartened by few comments - people do read them.

My weekly market reports are viewed few hundred times - and some of them with even more than 1,000 views.

I give the information on listed properties, and what might have created something of interest in the pricing. My market is very different. I'm extremely rural. I do monthly market reports on neighborhoods and update on the neighborhood sold price about twice a year. I indicate a change in the average sold price and analyze that.

I believe it's best to get straght to the point and keep out any filler information.  I used to use multipage CMA that hardely ever returned a response.  When I switched to using  just straight numbers that take less than 30 seconds to read I almost always get a reply back thanking them for the CMA.  I also post on my website tips and how to create a CMA


Here's a sample of the email that I send out when buyers show interest in a home.  You will have to fill in the blanks.  I also attach a link to the comparable homes and an attachement that breaks the numbers down on the homes.  Stripping down my CMA and making it this basic has worked wonders.

Observations:
Average sold price was $

I feel that this house is in -average condition versus the comparable Sold listings. 
Similar homes sell in days, on the average (column titled CDOM). The subject house has been on the market for days. 
The comparable homes sold for an average of 4% more than the final list price.

Conclusions:
Based on average sold pricing and average price per square foot, I feel that this home is xxx priced for a buyer at the current list price of $. 

Seller's position:
It appears that the sellers owe approximately $ on the home. After selling expenses, they appear to have about $ in equity if the home is sold at list price. The home was listed at $ on . The price was dropped to $ on , and then to $ on . The seller's reason for moving . The listing agent reports that there are no other offers on the table at this time, and that there have been no unaccepted offers since the home was listed. 

Recommendation:
If this is the house you want, offer $, the current list price, but ask in the Finance Addendum for the seller to pay your buyers' closing costs & prepaids, which should amount to about $. This represents a seller concession of % off list price. I feel such an offer has a % chance of acceptance as written. If not accepted, it would likely be countered.

My approach is people want to know what the market means for them. I don't just say we have low inventory because that is meaningless in itself. I say look, we have 500 homes for sale now and 5 years ago we had 10,000 homes. If your home is super cute oozing curb appeal, which means, blah, blah, you will probably have XYZ buyers fighting for it. And I tell a story that I hope people find interesting. Bring it down to a personal level for readers. Numbers and stats by themselves are really boring.

Pricing trends are always a good idea for both buyers and sellers. They want to know hoe many days are on market, list to sell ratio and if homes are appreciating and by how much.

Paul, Similar to what Jeff mentioned, the interpretation of data is key.  It's where we show that we know our market and understand the impact of the trends on buyers and sellers. 

IMO sellers want the answers to two questions:
1.  How much is my home worth?

2.  How fast will it sell?

While we can't directly answer that question with a market report, we can point to whether the market is slowing or accelerating and which direction prices appear to be heading.  Bill

There are a lot of housing stats out there that everyone wants to see. If you get into business and politics consider the fact that it becomes much harder to predict things as far as a timeline. Everyone knows we will have another dip in the housing market, national economy, global economy, etc. at some point in the future--how many people could tell you when? Whenever you expand you run the risk of losing authority in the eyes of some of your potential readers.

Know your local market. I have no interest in sending out generic market reports that mirror what lots of other sources say. If you have something distinctive, it will get read.

First thing I look for is the mean or average prices...However, if you want to create something readable or of interest, you have to answer the age old question: Whats in it for me? The reader wants to know. Bring it closer to them & their world and people will move closer to you and the report

That depends on at whom you're aiming the market report and what you want to accomplish. As Jeff Dowler said, easy to understand graphs and charts certainly increase interest, but you do need to do some interpretation.
