Depends on your state law.  Here in PA a licensed agent must disclose on sales contract or lease.  Do not need to disclose status to see property.  If selling by owner must disclose in advertising.

Jan I thought it was in the Code of Ethics to disclosure your status as an agent. Or am I dreaming that up?  I always disclose...why would I not?

Since they are NOT licensed in the state in which they are purchasing, I would ask your local R.E. Board, if is it a requirement.  May have to note licenses in "x" state?

I don't know if any state requires disclosure for showings. I've always disclosed whenever I contact another agent, including any out-of-state agents. It helps if they know I'm in the business and understand much more than the average buyer.

Disclosure is required if he makes an offer and if he requests a referral fee.

Seems a pretty big violation to me.  In our state you must inform someone if you are licensed, no matter what state it is in.

Jan, I was contacted by a buyer in May, showed him four homes, he did have a pre-approval letter, he never disclosed he was licensed in NY, like you, I found out through Social Media. He refused to sign a BBA when I did confront him, then stopped communicating with me.

It does not mean they are going to use their license. I had a showing yesterday to an agent/realtor. She introduced herself as a buyer over the phone and a a very private person, since she is buying for herself. 

Having a license does not really mean a lot, since so many people take the test and maybe even work a bit as a realtor.

I have read your responses after other comments, you know what your doing, a BBA is a must for any investor types, many flakes and users in that group. I do a BBA before anything with investors. IMO

Agents here are required to disclose it. Although, at one time they were onlt required to disclose it to people that were'nt represented by an agent. We didn't have to discose it to other agents, but it seems most agents disclosed it anyway as professional courtesy.

Good question, on the one hand he is not allowed to practice in your state so why disclose, on the other hand he may ask you to split your commission based on his license.

Check with the laws in his state since those are the laws he is likely following.

I've never looked into this.  You have to if you are from within the state.  I'd say it probably depends on your state laws.
