I have this discussion with most of my home sellers so I will sign up. The issues that I see are clutter, outdated decor and no matter what the price point the sellers don't or don't want to see the value in staging. What's the best way to present that message to them without insulting?

Also, many home sellers think that staging is a fee that the listing agent must pay and I don't agree. Give us some talking points on this.

The real challenge is dealing with sellers who are still living in the home that is for sale. They tend to be very attached to their stuff (what we call clutter and old lady furniture). Encouragement with a how to get rid of clutter would be terrific.
