We don't use a canned or prepared listing presentation. We have a CMA that Nestor puts together in paper- not digital because people ALWAYS compliment him about how much work he puts into the CMA and supporting information docs that he even writes in hand on ( like the MLS sheets) so the sellers can really see he cares enough to not just print out something from a computer. Our clientele does not like dog and pony shows and they are very busy, so our listing presentation is really about them... asking them a lot of questions and listenting to them...

(a completed listing agreement of course awaiting their signatures) My last Seller actually thanked me for not burying her in reams of paper like the last Realtor had. I usually don't bring anything other than the mandated forms that are stashed in my car. I don't like the "pitchiness" of a listing presentation and I always call it a "pre-listing appointment" to see if we get along. I like to build like and trust first. Haven't lost a listing to a competitor yet!

Digital with leave- behind copy. Each presentation can be customized to the subject property. Many times I only use the presentation to emphasis a point or answer a specific question. As Susan Emo said she is all ears. Let them talk and talk only to answer their questions. End with signed listing agreement rather than, "That's all folks," at end of your canned presentation

Well it depends. If I know the clients which in normally the case they've done business with us before. No prepared listing preso - just the paperwork and talking about what needs to happen with the property etc before we put on market. For some I do have a preso for laptop/ipad and they seem to like the bells and whistles. For a small % it is still a paper preso in a binder and they hold onto that book like it's gold. Interesting.
