There exists 3 dominions of advertising regarding real estate.
- The property
- The agent
- The broker
Some would throw in #4 related to branding.
#2, #3 and #4 can all be accused of Success Theater, Vanity Metrics and Surrogate Endpoints. (fakery)
That leaves only #1 with any hope of sustained integrity and fidelity to the facts. Be aware, much of what the public sees on advertising websites mistaken for real estate websites such as Z-devil, is saturated with FALSE advertising (For Sale but sold months ago) for which they are not accountable. The leaves advertising regarding the property a bit subjective.
A suggestion of false property advertising would be 4br/3ba/3, 724 SF
