I never do unless the seller demands it.  My problem is turn around.  Usually my sellers want to rock and roll with the listing and I can't wait a week to get the photos back.  I have a pretty fancy camera and it takes nice photos.  In our market, the listings go so fast, there just isn't time for nice brochures and professional photos.

Wayne & Jean - YES! We have a professional photographer take pictures no matter what price range the home is in.  It makes a HUGE difference in marketing online. Honestly I can't believe most agents haven't figure this out yet.  As we all know there are so many bad, really bad MLS photos out there on any given day. I haven't had any home not sell, thankfully.

No, not all my listings. I do have a high end camera for the ones I do myself and sometimes when I hire a pro I'm happy sometimes I'm not.  Not on my listings but I have seen some listings with photos that the agent did not do their cleint any favors by allowing/choosing poor (or even horrible) photos.

We mostly take our own photos as Nestor is quite good at photography. We take hundreds of photos and then edit them to look great. 

We do hire a drone photographer for aerial shots. 

We have not had a problem selling a home due to photos.

I've seen some pretty bad photo's on the MLS; there is no excuse. One does not need a professional photographer to take decent shots. For multi-million-dollar properties, the sellers might expect it.

If the seller believes that the pictures in the MLS ae the problem, suggest that we drop the price $50,000 and leave the same old dull dreary pictures.  I will bet a lower price will change things more than new pictures.
