Absolutely!  I spent eight years in Raleigh in the '80s and if you didn't have a private pool you were at the community pool or the public pool.  But for sure, you were at a pool!

I am not familiar with the NC market.  However, in many areas, including mine, many houses have pools on their property, many condos have pools as part of the common elements and many communities have pools in the community centres.

Whether a pool adds value depends on the particular person and family.  Some view it as a liability.

We in Houston have many master planned communities the more amenities the better, most people prefer them! So YES!

I don't know about your market.  Community pools do save on not needing your own pool, though it doesn't prevent people from putting their own one in.  As with any house, a house/association with a pool will be worth more than one without.

That depends by how much higher the HOA fee increases. People often change their tune when they realize that they must pay for the amenities.

I am not in North Carolina but I imagine it is based on the individual.  What is thought of as an amenity by some is considered a burden by others.  

Yes and No! Some like the community pool concept, some like a private pool and some no pool at all! Depending on who you are working with, the answer varies!

I have to think a pool is necessary in your climate since most people are moving from the cold north country.

I don't know about NC but it definitely is more appealing and has greater value here in Central Washington... not to be confused with western Washington, where it rains a lot.  We have 300 days with sunshine and are considered a desert climate.  

YES when comparing 2 communities with or without a pool or clubhouse, the one with is always more desirable.

I can't speak for all of North Carolina, but in the Charlotte area, it really depends on the buyer. Some buyers really want a community with all the amenities. Some don't want to pay for the amenities. But it would be hard to do a side-by-side comparison of real value. I've lived in two communities with pools and in the past 15 years have never gone to either of the pools. And I have quite a few neighbors who also never use the pool facilities.

Sharon Kowitz - I believe NC is a good place to have additional values for pool community. Not so much in New England.

I can't imagine amenities would detract from the value of the property. With all things being equal a community with a pool should be more valuable than the one without. 

I think a pool adds value if you live in any Southern state with long, hot, humid summers. I'm in FL and that is one thing people want...I would think it would be the same in NC.

Can't say for NC as I don't know that market! Here some buyers want a private pool, others do not want the maintenance hassles but want a community that offers a pools.  Different strokes, so to speak, for different folks

I think I would worry about HOA liability
