In the only case I had, I was in line at the Court Clerk's Office and the tensant was aware of it, called me to let me know they were moving out within the hour. He wanted to receive back what was left of his security deposit as I always took a security deposit and a last month deposit.

Sometimes you can offer them a different property, move assistance, an amount to encourage them to move.  Each situation is different.

Talk to the tenant and threaten eviction, make sure they know how hard it will be to find housing after eviction.

Remove the front door! Believe it or not I have known landlords who removed the front door, the tenant comes home and the front door is missing. They finally get the message! 

Of course the deny the heck out of having done so, haha!

In the past when I was managing properties, I would first ask them to simply move out. I pointed out that an eviction would look bad for them on their record, and make it difficult to rent from another landlord. But, in the end, it all depended on who the tenant was. Some would move and others would play the system and force you to evict them. I even had some to appeal when the judge told them they had to move out within 7 days.

We have done cash for keys but we have found just to evict is most effective as nothing else really is all that effective.

I show them how easy it is for the future victims to bring up the court records showing all the evictions.

Most would prefer to not have that evidence out there on the internet.

If a tenant is unwilling to leave at the end of their lease, eviction is the best way.  I'd rather have the cops throw them out than reward them for bad behaviour by offering to pay them to leave.

Here in DC, if a tenant doesn't want to move, it's really, really hard to force the issue.  And there are almost no grounds for eviction.  Even if they don't pay their rent for agents, all they have to do is show the judge the money in Landlord Tenant Court, and all if foregiven.  If the place is for sale, the tenant gets months to decide whether or not they want to match the buyer's offer.  Don't get me started!

Hi Debbie - We've used cash as well as paid for short term storage space a couple of times. The easiest are from bounced rent checks - bouncing a check over $1,000 is a felony in Colorado - a threat to take the check to the DA does wonders.

it's been many years since I owned apartments....if I had a difficult tenant, I would pay them to leave....and it worked....money always works....the more needy they are, the better it works....

This hasn't been a problem for me yet...I always thoroughly background check, pull credit, verify employment and check prior rental references, etc. I know some agents who have been successful in talking with the tenant (conversationally, not threatening) and explained the options that it was to their benefit to move voluntarily considering the alternative. The majority of the time that seems to work for them.
