That's how 98% of my up calls go.  It's the new world order.  I offer to show them other homes as they walk out the door and got to know me.  Works sometimes.  In this market, where mulitple offers are common, many do this to get an advantage.  Heck, I've done this when I really wanted to get a house... and my entire family are realtors (including me, obviously)!!

   Buyers have been throwing themselves into these flames for as long as I can remember. 

   You explain that the Listing Agent most likely works for the Seller, that they will be required by Florida Law to get the highest price for the Seller.

   If the Listing Agents tells you the Buyer that they are a "Transaction Broker" and will also be representing you the Buyer, then please understand that they still CANNOT by law tell you that the Seller will take a lower price.  

     If after hearing that explanation, the Buyer still wants to be a lemming and head for the cliff, then goodbye.

If it is a sellers market. Most go direct.  Buyer agents are like endangered species. People hire RF because buyers want profit sharing with agent where law permits.

i say you can, it is your right, when you go to dOcToR  and he says you have cancer. you just say ok...your right..and drop it? or do you think another opinion is good. As a buyers agent, you represent the buyers best needs not the sellers. it is easy to think you will save money. often you spend more money

I'll set them free. That's why they called you at the first place, right? They probably already called many other listing agents who tried to help and educate them. At least, they are honest. I am more annoyed with the buyers who ask you to show your listing pretending they are not working with an agent and suddenly but very conveniently the agent appear if they like the house.

Praful - Yes, this happens a lot, as buyers just don't get it.

I try to explain how that may not be the best idea for them, but most of the time they don't believe me. Buyers think for some reason if they go directly to the listing agent they will get a better deal when in reality the exact opposite is true.

It's just the way of things - not much you can do - however, I start the conversation asking questions to keep them on the phone.

Then I make sure they know I can show them ALL properties in the area not just the one they called on.

Be persistent and try not to let it bother you, it's part of the business

Personally, I do not get those kind of calls, but if I did, I would let them go... and let them pay more with the listing agent.  

Their statement tells me that they are looking to pinch pennies and the next thing they will want is a rebate on my commission.

I have not had that happen yet Praful Thakkar.  Usually I show my Listings and any others that 'fit' the client's Wants/Needs.  When we show Listings out of our niche, none of them are ours, which is never an issue.  After all, you are already all together, and why make one trip into two trips for that client.  I will read replies below, as I don't see 'how' the LA could save them money.  If the LA does end up representing them as well as their Seller, they are not 'favoring' any side, they must remain 'fair' to both.
