I know Ocean City, NJ quite well... worked there during at least one summer back in the 1960's. My mother used to live there. My brother has retired there. But as I'm allergic to sun, I don't really "visit" beaches any more.

Michael - It would be nice to sell homes on the beach, but there are no beached in Arizona. I am a fan of California beaches, and the home sales prices are a lot higher than the price point I currently work in.
