He or she should be a good listener, involved, not competing (in other words one that does not list and sell) and a good manager who has a record of agents staying with the firm.

Everyone below has excellent replies to your question Melinda Campo.  I definitely looked for support - our broker does monthly classes on Presentations to Sellers and Presentations to Buyers, and is always going over Sample Agreements.  We also have a Weekly Staff Meeting, and occasional social activities.  We also have Floor/Phone Duty where you have the opportunity to get new clients, either walk-ins or over the phone.  Anytime you have a question, you just send off a message and get a quick reply back, and you can always walk into our broker's office and chat with him.  Best of Luck - you can do it!!

They should be light weight if I'm going to work under them.

I look for all the things I can't do in them and access/support-they need to be local and have an open door policy. My broker lives in San Diego, my brokerage spends in San Diego-local dollars stay local.

I changed a broker recently and was looking for the one that is local, has a physical office, has advanced technologies and prompt agent support( if I need it), and of course, who offered me terms I wanted. A personal interview was also very important. So far, so good. I respect my broker as a person and trust his expertize.

The answer to this question will depend on the individual and their level of experience.  New agents need more support, mentoring and training than more experienced agents.

What kind of support will they offer?  Will you see them on a regular basis?

And of course, what is the split?  What is expected of you?   Is there mandatory floor time, or weekly sales meetings?

Will you be expected to produce a certain dollar volume, or have X number of listings over a given time?

Hi Melinda -- I looked at your profile and you have an impressive background.   My suggestion is to interview prospective brokerages and look for the right match when it comes to training and whatever support you need.

Good luck.

Melinda - You need to figure out what you want from a broker; hands on, training, available to answer all your questions, ability to work on your own, work from home, work with a team, and find the broker that fits your needs. Then, of course you need to discuss the expenses and commission split.

Before we opened our own firm, I wanted a Broker that was supportive when a legal matter would come up. Are they available? Or will they skip town to Cancun sipping margaritas on the beach and not show up to court? You have to know. We have agents nationwide that call us for answers all the time. We wonder, where's your Broker? Why aren't  you asking them?
