A full service real estate agent will be at the house when the buyers arrive with their agent. You can observe them when the 'see' the red rooster and what they do as a result. Then you will understand, if your writing was not dry as toast, they read every word.

The compliance dept staff reads every word and I periodically contact them for violations. Even neighborhood photos are copied from other agents listings. Descriptions: 6000 ac lot, commission $3 etc. Many agents can not spell. Qant a quok sall.... Truly reflecting poor professionalism.
