Yeah, I suppose that if not maintained on a regular basis it won't matter how old it is. I remember seeing a house where the filter started on fire it was so clogged & black smoke came out all the vents. Tenants (optimum there) didn't know what happened. This was in a 800K house.
At the same time though, it's picky for the home inspector to mention that it needs cleaning. That to me is regular maintenance & should not be an item.

Regular maintenance of the HVAC seems to be commonly pooh-poohed by sellers and any inspectional notes about a system they feel is working great are as well. THen there are some who have annual maintenance

Surprisingly, I did see something common in couple of inspections for my buyers. The sellers felt that servicing the furnace and changing the filter (which was not changes since they owned the home) is 'nitpicky'!

The filter should be changed more than every year but.... then there is aot of stuff that should be done on a regular basis and it doesn't happen.
I hate it when the inspector recommends getting a "qualified person" to further investigate. It's a xx year old appliance, it looks and works liked an aged appliance so leave it at that.

Good question and good answer Paul S. Henderson, REALTOR®, Broker, Tacoma Washington! Here, which may be particular to the southwest, are Termite Warranties. Some sellers do not understand that a buyer, from another state, might be very concerned if there is no Termite Warranty, when you have had termites in the past and they have been treated and are not currently present. The seller may or may not have a Termite Warranty, and the buyer wants that security of knowing one is in place, if needed.

Paul, your comment was what I find sellers most think is unimportant. It is surprising how few sellers think that changing their filters every year is important for their family's health, much less their HVAC/furnace maintenance.
