I don't think that will happen. The MLS (or if you like Realtor.com) have search features on them for the basic stuff, but I don't see them being able to find the perfect house.
Like you, when I search on a technical topic the first couple results are usually spot on for what I need. Usually the top result. There is no "personal" factor involved. I'm not searching for something that has an emotional connection, I'm searching for "how to fix an AR user's facebook issue" or "how to correct the missing ; error thrown when launching GNURadio Companion on Debian." A house can match all the search parameters, but until I go in it, I can't tell if it will be "the one" for me. There are qualitative or "non-physical" factors (for lack of a better term) in home buying.

No machine will ever be able to match a buyer and a home. There are too many variables most of which are unknown to the buyer until they start looking at houses. And then the compromising starts. Buy a few homes or help some people buy some home and you will understand.

1) put a phrase in quotes and it will only include pages with the same words in the same order
2) use the all in title search to find pages specific. ex allintitle:lake front home nj

There is a problem not recognized in your question. This problem I will explain contributes to the ever increasing segmentation of our society. The issue is what we hope to accomplish through search engines is determined by what we have done. Investing more thought suggests how can one expect anything new when all things are predetermined by the past. How can one experience real change?
But, it seems. finding what is expected is all that is hoped to achieve.

Regarding your question, what does the searcher expect to see when they search for a condo?
Some expect to see an apartment type property. Others understand what condo actually means and realize it is an incorrect search term for the consumer looking for apartment type real estate.
This discrepancy exists regarding many aspects of real estate and varies dramatically from region to region.
Zdevil has addressed the issue by replacing data with their own interpretation. The result has been blatant misrepresentation and deception. Zdevil is an advertising company therefore need not conform to any standards or accuracy required of real estate enterprises.
Project UpStream is an effort for the real estate industry to rake back some control, but even this project will not solve the native issues of how real estate sales are executed from state to state and region to region.
The agent will continue to be the one 'ripped off' regardless of what solutions are developed.

I look at the MLS for both of my markets; I have a good feel for what is out there. When a buyer gives me specifics, I can search the MLS for actives, and take it from there.
