Putting your client's interests above your own. Real life example: Buyer clients under contract to buy a home that gives me a much needed pay day with a bonus. Inspections reveal many water problems in the basement. They look to me for advice. While I would have greatly benefited from the timing of the pay day, and loved the bonus, I told them I thought this wasn't the house for them and explained the fix for the problem seemed to have a wide margin of error from the various contractors. They voided. It was the right thing to do.

Let me apologize for the short fuses of those who have answered this question. You have no way of knowing that students at the Utah Real Estate School ask the same questions each 'session' and the repeated questions often don't make sense. But it doesn't excuse their rudeness.

Hopefully you are getting the same answers to the same question that's been asked numerous times. As long as the parties abide by the responsibilities associated with the agency agreements, no worries

One source of problems is lack of understanding the nature and responsibilities of the agency relationship.
