Yep, with full disclosure and recognition by the seller that the value is significantly impacted. I would have the seller check with the city to see what could or should be done. PRice would have to be right for someone to buy this. And what about the home owner's insurance - could prevent a sale with a loan

That would be something I would disclose if I did take the listing.  Better question, why isn't this guy planting some fast growing trees in his yard after the first two accidents?  He's been there a long time and seems a glutton for punishment.

OMG!  We have a house like that here in Kenosha County and the seller has now put up a huge Berm with alot of rocks ... so if someone should decide to hit his house they will be stopped by his barricade.

 

As far as taking on the liability of selling this house?  Yes I would, as long as the seller gave FULL DISCLOSURE.

I would have to say that the location of that house has devalued it. I would take on the listing with full disclosure to any prospective buyers of the crash site. Maybe the city needs to buy it. They would be my first call as the agent.

I think one car crashing into a home would do plenty of damage, I can't imagine that many cars crashing into the same house, haha.

Well you made it seem like it was all at one time lol.  Disclosure I'm sure. I bet that the city needs to do something to make the place more safe.

I remember a house on a particular curve on a busy street where cars used to crash into it every winter. Boulders & trees took care of the job nicely.

Our previous house was on a dead end road, until the connected it several years later.  While clearing the woods my wife asked the crew to move a large boulder they found into our yard as an impediment to just such a possibility as we were now on a bit of a corner.  Fortunately it never happened, but not a fun thought.

Good luck selling this one!  However, wondering if this disclosure in some way would be required, since this is a well known fact in the area and someone would have that kind of knowledge.  Interesting to see how disclosure laws may affect this; if at all.  Perhaps rezone for commercial space as a junk yard?

We have many homes that fit this description. I wouldn't want to live there but YES I would list this property.  A strong pipe fence will help and the prospective buyer should be made aware of this hazard.

LOCATION LOCATION LOCATION!   Let's begin with why a ramp location (literally, FLYING off the freeway) or a T location (located directly in front of the end of the perpendicular street) or any crappy location... IS NOT A GOOD PURCHASE IN THE FIRST PLACE! So... Heeeeeck no, my children would not live there! Not even allowing the back yard to back up to busy areas, either. Where would I even park for the listing appointment?!

Most the neighborhood have 4 foot chain link fence in front yard. I would combine bollards constructed of rebar and concrete that are five foot high and four feet deep- 8 feet apart. Then add large planters with boulder rocks as the main structure that are 8 foot long and 3 feet deep and three feet high-

The SMUD or Sacramento County Shade Tree Ass. gives free fast growing shade trees (don't say it's for K12 bollards to keep out a 15000 pound vehicle) REcommend: Red Maple or London Plane both are VERY colorful in the Fall (add visibility) and grow fast to create a safety zone.

Cost for concrete, rebar and labor about $2200. - add gravel and good compost to help the trees grow and irrigate another $600

Probably cheaper than homeowner insurance rates rising.

As an agent - you would need to disclose this freakish sad problem.

Write to CAL TRANS to change signs or add those "jersey barriers"

Maybe just buy the jersey barriers and drop them there - by the time Cal Trans moves them it will be 2092
