I love VA loans. No down payment, no MI, seller can pay closing costs. And, if the Veteran receives any military disability at all, they don't pay an up front funding fee. Also, the streamline VA refinances are great.

Cash!! - Other than that a lender that has in house underwriting and can still close in 30 days or less. I got it that it depends on the loan type but mostly it depends on the loan officer, processor and underwriter all "clicking" well together. So my favorite loans are those with a good team described above. In our area - Movement Mortgage is very good.
