I use the same strategy in all seasons.  Direct mail and being on the phone.

I don't do anything differently than the rest of the year.

I'll share one thing that Ben's team does year round, but it's particularly effective in the summer because more people are out and about.

When they do open houses, they like to put out a number of signs. They will generally try to get out about 10 signs per open house. Most people's signs don't really have a call to action on them, beyond an arrow pointing you toward the open house, and a phone number (in case someone can't follow the arrows and gets lost, they call you? Never understood that).

So his team started doing this:

So now, when someone drives by his signs, they can text in BKOPEN to 59559 and they get back a list of all the open houses in his county that weekend. And he gets their cell phone number. 

Even if they don't come to that open house he is marketing, he has a chance to capture them if they are interested in knowing all the open houses that week(end).

My summertime activities are similar to the rest of the year but I do find myself outdoors more meeting and asking for business.

Same as the rest of the year.  Maybe I make more contacts because we are out more.

My strategies don't really change with the seasons.  Have never seen a need to out here.  They might include a "be in before school starts" type message, but the overall strategy is the same year round.

Work as usual most days.  Agree with Michael J. Perry plan a vacation and the phone will ring off the hook

I put a "Realtor On Duty" sign next to my beach chair on any of our beautiful beaches. Ok.. seriously, the same as I do the rest of the year and with the summer as our down time, I have more time to contact past clients, write blog posts and work on my websites.

I do mailings but obviously it's the pool floating on my noodle.

Having a presence at local events, just talking to people, having handouts and a raffle collecting addresses and emails is a gift that keeps giving year round.

I only send postcard mailers to people around my lake in spring and summer.  However I likely will start doing it year round as it gets under the nose more, and it ups the chances of getting several listings when it warms up.

My wife and I also have a pontoon boat, and we offer to take all our buyers out on the boat to see the lake when they come out to see our listings.

Interesting question.  I never thought of lead generation as seasonal.
