I dont think student loan pmts will have much of an impact on your market, but tourism opps, geriatric facilities, may have a large impact.

9. Waterfront depth for boating access. (Sailboat waters demand higher prices)
10. Mortgage interest rates for jumbos

My region is Kauai, which is essentially all coastal. 

Growth market for multi-generational and shared housing, walkable communities are very popular, city/community Wifi highly desired.

How about global warming and the effect it will have on coastal Florida flooding within the next decade? Is it time to buy a boat?

The ongoing immigration into the Northwest Tech Business brings other parts of the country and the world to my corner of the country.  Microsoft, Amazon, Starbucks and others have been growing stronger and faster than the builders can keep up.
