If the person contacted you with the idea that you'd represent them as their buyer's agent, "Thank you for contacting me regarding the house on [Blank] Street. If you would be so kind as to tell me how you found your way to me, I'd really appreciate it."
Maybe it's a referral from one of your happy clients. Probe and find out.

Sounds like a seller wanting comps for a FSBO. I would say, "I would be happy to meet and go over the comps in that area. Can you meet me at my office this week to discuss this in detail." That should end it pretty quickly if she is just using you.

I'd write them back and suggest we get together to look at houses in the desired area. I may even have them sign that evil buyer-broker agreement if I think they're trying to get me to act as their agent for free, while going direct to the seller/listing agent.
I wouldn't just send the comps. If that's all they want I'd point them to Zillow.

I use email tracking software that lets me know if they opened the email or not - so if they send another email with the same request, it just gets reported as SPAM (in gmail.)
