I co list with my fellow agent Chris Ann Cleland who handles the short sale negotiation end of it while I do the rest of what is required for a listing.  It works out beautifully;  we each get to do what we do best.  

Co-listed with an experienced short sale agent or refer.  

I do list properties that will probably be a short sale, but only if the seller has contacted the lender prior to listing.  The seller has to be aware of what the lender will require and how it really works.  

I have listed short sales.

The last dozen I listed and hired a negotiator.

I have been listing them since 2007.  They are not so bad when you get the hang of them, and start a great referral base, unlike REOs.

I list them but don't work them - I hire a SS negotiator

I do list them and sell them. The process has changed and is much easier if one is well experienced with them, The  key is asking the seller the right questions and making sure they can even do a short sale. The next key is a barrage and constant communication with the lender. 

I preferred to avoid them.

I did during the recession. Not now.

I used to negotiate all my short sales myself( 100% closed), but there are no S.S. clients these days. 

I have but do not enjoy working that business. If is not a big part of our market.

Referred them out since 2007 or 2008.

Working in divorce, it is required...and have closed about 200...we do our own negotiation .

Hi Tony & Suzanne - We did one many years ago, and quickly realized that we were well out of our comfort zone and area of expertise. After that, we always referred them to a specialist we trusted.

We involved ourselves deeply in short sales around '08-''10 and they accounted for the 'Lion's share' of our business. Too busy to now work them.

I work together in a group with an attorney.

I have listed them in the past.  Though, currently, I refer them out.

I have listed Short Sales and been successful with them, despite the extra work.

we did list some short sales and we made sure the seller used our short sale attorney....the attorney does the entire deal with the bank once an offer is accepted by the homeowner....

I listed and negotiated many short sales ... that is all I did for many years.

I have listed a few as well as have been buyer's agent on a few.  I enlist the aid of an expert title company to guide the process.
