There are more than two business models that affect the fees associated with professionals services.

As noted by others, more needs to be known about the subject marketplace in addition to the capacity of the business offering the service. If success is dependent on volume, the organization must have the infrastructure and budget to make a volume model work.

Depending on the problem that is to be solved I can offer either choice to the buyer or seller. Success depends on preventing mission creep. Discounting plus full service means someone is not being truthful.

My PREFERENCE is the FULL service model (in the true sense) with compensation based on a percentage of sale. However, a dynamic is in transition that challenges that model and the astute business person needs to move away from the 'One Size Fits All' mentality unless the limited model is embraced and 'no touch' applies to all clients. The limited service, never leave your desk model, can work.

Depends on the circumstances; percentage 99% of the time, but I've done flat fees where it was a done deal I was hired to essentially just shuffle paperwork. No labor off the computer essentially.

Discussing commissions in any fashion is a very slippery slope here in the United States due to anti-trust laws. Perhaps things are different in Canada?

As many others have said, this is not a topic I will discuss.

As an aside, Roy Kelley posted an interesting anti-trust question the other day that might help you understand our laws.

I posted a quiz on anti-trust law from NAR as a follow up to Roy's post. Perhaps that will also help you see why this is such a controversial topic for us.

Isn't a commission same as % of sale price. The fee structure can be anything you negotiate.

When I'm a consumer, I want to know that the person I hire is committed to our goals. A flat fee service seems cheaper, but the commitment is missing as they receive little if any benefit from the outcome.  I practice a percentage and believe it connects me to the clients best possible outcome.

I prefer a flat fee upfront like every other service provider. But not a discount fee for partial sevices. Set fee, paid for services provided just like i pay everyone else regardless of the outcome. But sellers don't want to pay upfront, so they end up paying a commission.
