It's sort of like the emergency exit on an airliner.  You'll probably never need it, but if you do, you really  will need it.

If you are buying a home, It's extremely important.  Tell me how important it is when you find out there is a $20,000 lein on the house you bought last year and you didn't have title insurance.

If a mortgage is involved it is mandatory. If a cash transaction the buyer should obtain to preserve the chain and avoid future problems!

Minnette Olsen Very important should an issue surface with the title abstract. Also recommend the buyer also purchase owner's title insurance. Those mechanics liens or judgements can sneak up on you.

I represented a seller who had purchased his home as a bank foreclosure.  The previous title co missed a 50K write off...oops.  They had to insure over it.

My neighbor is losing a 3 acre parcel of land that he "bought" some years ago.  He has no Title Insurance; there is nothing he can do to stop it.

not a question of importance. If the title is fraudulent it will reimburse for the error.  It is MANDATORY.

I do wish there was data regarding the number of polices issued and the number and amount of claims. My perception is there are very, very, very few claims filed, making title insurance a cash cow.

Yet, to cover my own exposure, I would never advise a buyer to skip title insurance.

Even knowing how astronomical the odds are, title insurance is sold and folks keep buying Power Ball tickets.
