* You can look forward to those calls from your agent strongly suggesting that you should reduce your price.
* Looky-lou's knocking on your front door, because you have a sign in your front yard.

It establishes an understanding of which indicates what buyers at that time will do using the methods used at time by the resources employed at that time under the existing circumstances at that time. IF one can not see ALL the pieces one is not in a good position to JUDGE the outcome.
That is just four I could think of in about six seconds. There are many other benefits, but I think the point is made clearly enough.
