Not my business model... I don't have a team and couldn't service that many listings all at once... nor do I want to operate that type of business model.

It's possible since I have a team to help, but flying solo on that I'd have to turn down a few that I thought marginal

There are many different business models.   We certainly can see examples here on ActiveRain and in the real world.   

If I could, I would and the could would involve market conditions, proper pricing and exceptional systems.  Let''s face it, I'm sure we all know of some who can't handle one listing effectively.   

That could be a gift and a headache at the same time.

I could not nor would want to handle that many listings no matter the number of staff. I want to know what is going on when my name is associated with the business and that wouldn't happen with that many. Now I might be able to do half of that with a staff of half a dozen. Remember buyer leads would be coming in too.

If I had the right staff to help, it could be a great goal.

if they're priced to sell, you could do 90 listings in 90 days.... I would do it.... wouldn't think twice about it.... it would certainly improve organizational skill quickly.... if I can do 45 custom, new construction transactions without any support staff, at one time, I could do 90 listing.... 

Have done 7 in 7 days and that was the limit for me as a solo agent!

No, definitely not. I would be doing a disservice to my clients, my family and myself.

That would certainly be interesting. However, I'm thinking 12 listings in 90 days would be more managable (one per week). 

The only time I have done this is when I was a listing agent for HUD homes.

Our market isn't that big. Not sure I would want to manage the team I'd need if it was.

90 in 90? Sounds like an AR contest...  Not for me but 90 in a year is more doable.

Lise Howe - actually, I love the idea - however, I am not ready! I should have proper infrastructure in place for that.

Bring it on baby-I'd take it!  I have systems and I have a great team.

I'd be the relationship manager along with my partner-update calls & negotiating would be our focus; my team would be handling TC, Title, Escrow and paperwork. Marketing would be stepped up, but I have a system, so it's just money more than anything.

So I'd say my sales & escrow team as it exists (8) and I'd add 2 licensed assistants to help with the minutia.

I'd still take Sundays off and I think the only real challenge would be 90 lock boxes.  I'd also take 2017 off and live in Italy afterward and write a book about all the stories & experiences that came out of the experience. 

That would be a blessing and a curse. Honestly there is no way I could do this by myself. 

I don't care how large the staff I could have I would not welcome that many listings..that's a numbers game..no special touch..no building relationships..not my cup of tea!

Maybe if they were owned by say, 10 or 12 different investors.  But 90 typical residential listings?  You are going to need 4 or 5 support staff who are good with people.

Sure I would Lise Howe . Listing is a whole lot easier for me than selling. If I closed 10% of them I'd be thrilled. I don't think I'd need any more staff than I have now.

In 2008 this guy Fred got 54 listings in one day-all REOs, The owner called all available agents to help out through a branch manager.  He had help from about 10 agents doing open houses for free. Make long story short the branch manager had his agenda. He was doing his own transactions. Service overall was horrible.  Service contractors were not often getting paid.

This wouldn't work with my business model.  Between my experience at Evers and Pardoe, the whole quality thing governs.  

That would be nice. However, unless one has a team, the service provided would suffer.

Hell no!  We need a life and 90 listings in 90 days would destroy it.  We're good with what we have.

It is possible, but depends on how much the listings need hand holding.  I used to assist an agent out here who had over 200 listings and at least 80 in escrow on any given day.  It can be done.  His staff was 3 or 4 people (including me) and they were (and still are) a full-service company.

With 90, I could do it my existing team.  In this market if everything if the house is priced right and in good shape, I'd likely sell 85-88 of them (I have to expect some not to sell to be realistic).

Assuming one listing each day, signed on the spot, photos on the spot and in the MLS in 1-2 hours after the ink is on the page, it's definitely doable.

I would LOVE 90 listings in 90 days, but I'd need a staff. We're already a team of 2 and the highest inventory we probably could handle at one time effectively is about 60. 

Our ability to handle large client loads is a variable thing, some staffers are amazing, others are less capable.

But that is the role of the guy in charge, to find and grow the people who can make the company shine no matter how many clients are in our care.

I would refer out all but about 10 of those listings. I do not like to carry more than about 30 listings total.

We have scalable systems and processes - and additional resources that can be plugged in to handle volume.  It would be interesting.  More to the point - would there be 90 Sellers, willing to price their homes for the market and get the property ready for showtime that would be interested in listing in that 90 day period...

I would hire an assistant.
