I would point it out to them in a nice way.  There is no ground lost by being kind to this agent.  These kind of gestures usually help the process along.  A

MIssed dates are non-performances in my area - not sure what "reading challnged" means but if the buyer is so, is the agent also?

I would call and explain.

I would call and tell them very nicely they are using non-business or holiday dates in the contract and suggest they amend. Or I would counter any offer with more appropriate dates and nicely explain why.

well, obviously this agent needs guidance....and that guidance falls within the scope of the broker/owner/manager's authority....

That is a tough situation!

You know you have a problem with him so stay in close contact, do what you can to remind him and pick up the pieces if he fails.

Give them a heads up and I am certain they will appreciate you helping them along.

Just inform them that the closing date will fall on the next business day following that Saturday, Sunday or legal holiday the original date falls on.

I would nicely point the issue to the agent...may be new.  if it continues then going farther may be in order.

If the agent can't even get a handle on a closing date, a call to the broker may be in order.  That's basic stuff.  

Most of the date sensitive areas of our contracts are preceded with "on or before" and I have had associates intentionally input non-business days to ruffle the feathers. It can be a strange business for unwarranted reasons.

FYI - I prefer the calendar idea but only if it's one with you on it.

You can live their history or create your own. The victor writes history BTW..

If they ignore contract dates, I do a notice to perform straight away.  If they are that challenged, I will go to their broker (and have).

Submit a counter offer with a note attached, and send a copy to the broker as well.
