Yes. We had one who we worked on his property for a long time. We finally got a buyer and seller said never mind, I'm going to give it to my kids. The seller's CPA said seller was FAMOUS for doing that and had done it before with other properties. I sent them both a demand letter and told her he's not doing it to us and attorney is at the ready in case he thinks otherwise. The kids did acquire the property but we wrote it up and got paid our fee. Seller paid the costs to transfer it.

Twice I have gone to court for the commission.  One was a commercial deal where the other Broker tried to burn me out of my commission.  The other was a high-end residential sale where the Seller decided to "keep the house" and break the contract.* I have walked from several, because the cost of filing the lawsuit + the lawyer fees was too much to risk.

Some fights are worth picking, others are not.  It may feel like we roll over a lot in this profession, but word of mouth from someone who feels they were hosed by an agent can be very detrimental.  

My feeling is you should talk to your Broker about what their policies are.

I've collected for expenses a couple of times when a listing was terminated very quickly. Never a problem though so no lawyers involved.

Some do go after the full commission, others just collect enough to cover expenses and move on to better projects.  Depends on how much is involved, if a buyer had been found, and how determined the agent was to collect.

You are paid when you get a closing conformation. If you are talking about an advanced commission, i think it is too risky to get money before COE.

'A full commission' would suggest more people were involved. After all, all listing contracts have a termination provision.

No, I have never collected a full commission from a buyer or seller who changed their mind.

In real estate the first thing is not promise anything and try not to put your own money into. The minute the seller wants to cancel it, you have no fiduciary duty.  My partner had a cancellation she got some compensation as she paid for misc repair, cleaning, inspection. As  for getting a "full" commission it is unheard of here in CA

She presented one accepted offer who changed their mind after inspecting the neighborhood. Nothing wrong with home.

Hi Ty - The few times that has happened, we've never taken that step. Getting involved in legal disputes, and making an unhappy ex-client even unhappier simply isn't worth whatever we might gain from it.
