At open houses, I suggest:

No wine.  

No whine.   

Nope - I wouldn't want the liability

Do it often - at a Broker Open, not a public open.

And in looking at the responses here, I have never known an agent to have more than a small glass of wine of any of our Broker Opens. It's not as though they stand around drinking, but on our expensive listings, we definitely serve wine and hors d'oeurvres while they are filling out the feedback forms in the kitchen 

What I'm reading is the public shouldn't drink and drive but Realtors (most of whom drink far too much anyway) should hit the road with a few belts under their belt?  Something wrong with this picture!

Nope. I don't think it's appropiate, and I certainly don;t need [otential buyers wandering around spilling in it my client's home. And we are prohibited from doing so per our MLS for Broker Opens

     I've been to Open Houses where the host or showing agent had obviously served some wine to themselves.

Yes, we have open houses with wine and champagne. I myself had a few such broker open houses, but only for high end properties.

No.. if someone drinks too much and gets behind the wheel of a car do you need any liability, however tangential? And why would you take on liability for other brokers if you don't for the public?

I would not. Waterfronts here have a Broker's Open with wine and cheese in the early evening hours.

No - I don't think it is a good idea.  It could be a liability and I'm not sure what message that sends to the public / consumer.

It depends on if it is a broker preview or public open house. I haven't for public open houses, because I would wonder if they were there to see the home or just to get free wine. Actually, thinking about it, maybe that is why the brokers come also!

Sometimes, especially late afternoon into evening, serving light finger food and non alcoholic beverages , beer and wine makes a festive and productive gathering.

Absolutely not.  No reason to increase your liability and that would require additional/special insurance.  Unless your Seller is also procuring the additional Rider as well, avoid it. Someone easily tripping down stairs, driving under influence and getting into an accident...no thank you.

Many agents do a wine and cheese broker open but I have not. I have not done this and probably wouldn't.

Second time posting due to AR glitches, so shorter version now!

I've seen wine and champagne served.  I've even seen full blown parties with food, wine tasting and a live band for brokers opens.

I would not due to liability issues.  There was a DUI locally where the driver killed a Deputy and blamed the bar he had just left for his actions... AND SUED THE BAR!!  Between that stupidity and "Social Host Ordinances" that will punish the parent WHO ISN'T HOME when their underage kid throws a party that provides booze to minors, I don't want to risk it.

Plus at an open house you would need someone serving the drinks and making sure EVERYONE provided a photo ID so that no underage persons consumed the hooch.

I once served cookies, a mistake that I will not be repeating.

Quite distracting, messy, and hard to keep on my focus of selling the home when I am dealing with cookies, kids and messes.

I've seen BROKER's Open that were 4-6pm where beer & wine was available

The more important question must be "What is the purpose of serving wine at the open house?"

There could be several.

1. Reinforces the 'lifestyle' message of the homes staging

2. It is a polite way to say "Shut up and listen."

3. Or an exchange for contact or other important information.

No one is suggesting providing a 'Happy Hour' volume of wine but more likely a taster sample.

Be aware, if there is no purpose, you are simply throwing money away and making life way to complicated.

How else can you get associates to your Brokers Open? Would it work at one for the general public? Not on your life!

At our luxury Brokers Opens we serve food and wine pairings. Any Public open house, which we do rarely but would not serve any wine.

Have been to some that have served wine, but at my listings no.   Not the liability nor the possibility of red wine on the carpet.
