In CA there was a lawsuit on this (naturally).  Since then, the measuring of rooms has an approximately, which signifies  plus or minus 10%.  In measuring commercial property there are standards which add inches inside the wall...We left it to pros to decrease our chances of being sued.  In one instance we saw 3 different measurement results done by 3 different pros.  Personally, I would stick with a pro, or let the buyer, seller measure it themselves.  A

I use a wheel based rulers $9.95 Pacific Tools. I just got a call asking for sketches that I measure for every home I am selling.  

The laser price is under $50 bucks. For $75 it will project up to 300sf  It is not required but I have a engr license to request changing sf or approve new bldgs since age 25. Right now, I clarify a lot confusion with added on and inflated sf.....

No, I still use a tape measure. Our realtor store sells 2 models : Laser Dimension Master 130 for $85.00, and Pocket Dimension Master 2 for $35.00. One day I'll buy one and test it out.

We were told NOT to measure rooms as it just added another layer of liability to the agent.  We used assessor records and let the buyer come to their own conclusions.

ProTools has a combo measure, moisture detection and temp in one device. $300.

Then my 2ft 6in stride double checks the gadgets. FREE. (All measures approximate. Buyer should confirm all things of material value) We all include that disclaimer right?
