Facebook paid ads are a great way to find new leads for our clients. If you manage them yourself, be sure to remove the 'audience network for third-party mobile applications' (those are low quality leads from apps that have nothing to do with real estate) for placement and also remove right column placement. You want to be in your prospects timeline on desktop or mobile. Choose your zipcodes, age range, and try to target your ads to your typical client profile. This will get you your best quality leads for the least money on Facebook. Change your ad image every few weeks and be sure to offer something, whether it be report for homeowners, tips for sellers, or a free home valuation. On the landing page, ask for an email address in exchange for your report or promise to deliver the home valuation by email. Then get that prospect in your sales funnel or followup with your email newsletter. Hope that helps!

My Facebook leads are organic coming primarily from my Facebook Biz Page. Many also come from local FB groups I participate in as well as a smaller percentage from my personal page.

I don't use Facebook to generate new leads.  I do follow my friends, family and former clients on Facebook and manage to hear from them when it's time for a move.

Most of our facebook leads are people we know. Running facebook ads is a great way to get leads if you do them right. Also, boosted posts work well in the real estate space, open house posts in many areas work the best.

Absolutely!  I used the "organically stay connected to the people you'd like to do business with" method and simply remind them of what I do every once in a while.  Works like a charm!

I really haven't had that many new leads from Facebook.  Much more of a nurturing system for existing leads.

I fell into that trap once ...long story I will spare the details. 

All the leads that came in were crap. Many left bad phone numbers and emails that were not responded to. Those that did leave phone numbers ...were not buying or selling ... they were just curious about value because they bought last year.  It goes on and on and on. If you are board and have nothing better to do ... then go for it.  It was not for me.

Tamra, you are certainly looking into a very viable option related to growing your real estate business. I hope you see FaceBook not as 'social media' as many comments suggest, but as a media to invite unknown people to shelter under your business umbrella.

In this arena, I advise getting away from the real estate folks, and finding out how entrepreneurs figured out Facebook.

The sign in front of the gold mine you want reads:

"Mashable Media - Amy Porterfield or Mari Smith"

You will need to put your real estate blinders aside or you will miss the point and objectives entirely.
