Lately it has been the appraisals holding up the financing and delaying the closing. Since these are arm's length it is hard to apply pressure or force.

Yes, sometimes patience is a virtue.
I can only remember 1 case where I literally was the only person that would go pick up an FHA appraisal at a previous lender. It was only 4 miles away (this was before email) & I had to go get it because the lender 'didn't feel' like mailing it or giving it to the other new LO.
