I totally 'second' Kathleen Daniels comments! I would (some communities do not allow what they call soliciting, and view going door-to-door as that, so I would check that out first) tell people who you are and that you will be doing an Open House at '123 Apple Drive' on Sunday from 1 - 4. "I wanted to let you know this, because you might have friends or family that would love to move into your neighborhood, and knowing how happy you and your family are here, they may want to check-out my Open House." Then I would give them something - either a sheet on 'Spring House or Yard Clean-Up Tips' or something similar, so that you are giving them something of interest to them. So in the meantime, I would Preview every home in my new market to see what they look like and how they compare (square footage wise, price wise, bedrooms wise, remodeling or updating wise, etc.) with the Open House that I will be doing. I would do a different Open House in my new market every weekend for both days, and I would do this for a few months in a row. Get to meet the neighbors around and across from that Open House. This way your signage will be seen and that repetition is what you need for people to recognize your name. Best of Luck - I know this will be fun and that you will be successful Paul Weese!!

Paul, go to the yogurt shop nearest the community or any BRAND NEW store. Work out a deal with them. It can be FREEBIES, Twofers, loyalty plan, deep discount, but they WILL give you something of good value if you are going to knock on doors. Devise a coding method to encode the house number on the coupon before knocking on the door. Make sure the store owner will return those coupons to you.

I'm not a big fan of door knocking, but every time I've done it, I've always created business. I tend to target areas based on needs of a buyer that can't find anything that suites them. So obviously I can start with I have a buyer who is looking to buy a home in this neighborhood, have you thought about a move. I usually do a lot of research on the homes I will be targeting so that I'm not wasting my time talking to home owners who have recently purchased, or another realtor. I attended a Walter Sanford session at a conference years ago, and bought a book of ideas and scripts that was fantastic. He's a member here in active rain, I would suggest you make contact with him if you want lots of great ideas.

In the past hour we've had 3 different people come to our door and each one was more annoying than the one before armed with a phony smile and smarmy script.
I asked each of them who gave them the stellar advice to go out and annoy people?
"Sorry to bother you" they said.
"No, you're not, otherwise you would have stayed away from my door!" I said.
And, I warned them that I was the nicest and most polite on the street !!!

If you knocked on my door you would have zero chance of getting a listing if we were planning on selling. Many HOA and ordinances don't allow door knocking, and in many places you need a license to door knock. There are many other risks to door knocking as well. Dog bites, trespassing, if kids are in yard and owner sees strange man out there, you might get a gun pointed at you, etc. Scripts won't help you.
