Point them to the hot spots by blogging with a link. Here, we have Stockyards, Sundance Square, Rodeos and life around the Trinity River. My youngest lived in a high$$ rent condo that catered to this age group. Let them know what's going on in your farm area. Write about the lifestyle. Using tools that they use snapshat, instagram, periecope... All from your blog. That is what I'm working on this month.

Go to MetroMix, search for events, restaurants, bars & clubs, music, etc. Filter according to the neighborhoods that you serve, copy URLs, use them as links in your marketing. Steering shouldn't be an issue. You're providing people of all demographics with useful information on the neighborhoods that you serve.

I work mainly in CRE - but I would imagine that an annotated aerial map with area businesses, schools and points of interest along with Walkscore would be beneficial to residential buyers as well. OH! And demographic/psychographic reports (I use Tapestry/Esri) so prospects would be able to find out the median age of an area's residents and some of THEIR lifestyles. If I were 35, I would not want to move to an area where the median age is 60!
