We're in a market where it is not unusual for the buyers or sellers to be unavailable for closing. Rarely do the buyer and seller close at the same time or the same place as split settlements are more the norm these days. Typically the sellers will go in and sign in advance, so only the buyers and their agent are at the actual settlement table.

In Wisconsin, our local title companies call this a "mail-away" closing. We have a resort community office like yours. Buyers and sellers often reside a couple hundred miles away, in places like Minneapolis, Madison (Wisconsin), Milwaukee or Chicago. These closings by mail are a convenience to our clients and I have not yet met a single client who complained about the results.
The only lamentable part about closing by mail is the closure that takes place in a closing where the parties are face-to-face. There a good, human elements in handling a closing in person.
