We don't have closings around a table in our area. Loan docs are signed, loans are funded, docs are recorded and new owners get their key. No one physically has to be here

We don't have a "closing table" in California and I have never heard the term "mail out closings".   AR continues to show that real estate is practiced differently market by market.

Most of mine are. I have gotten a bill pushed in Oklahoma for e-notaries and have meet with the title company association and we should be doing all electronic closings next year.

We're in a market where it is not unusual for the buyers or sellers to be unavailable for closing.  Rarely do the buyer and seller close at the same time or the same place as split settlements are more the norm these days.  Typically the sellers will go in and sign in advance, so only the buyers and their agent are at the actual settlement table.

45% of mine are out of area buyers, so yes we do a lot of overnight mail and mobile notary signings. The mail can cause issues with closing at times, but nothing we're not used to.

I have sold 5 listing in San Diego so far, for sellers I've never met in person and have no clue what they look like. 100% by phone, Internet & mail.

In Wisconsin, our local title companies call this a "mail-away" closing. We have a resort community office like yours. Buyers and sellers often reside a couple hundred miles away, in places like Minneapolis, Madison (Wisconsin), Milwaukee or Chicago. These closings by mail are a convenience to our clients and I have not yet met a single client who complained about the results.

The only lamentable part about closing by mail is the closure that takes place in a closing where the parties are face-to-face. There a good, human elements in handling a closing in person.

I only use a mobile notary if clients are living out of the area/state or if they happen to be traveling when docs need to be signed.  Otherwise, we sit at the table and sign the docs.
