Most often the best seller photos are given when I list a home in the winter and they offer up photos of lush and bruight gardens, trees, bushes and flowers. Some are digital, some are from 1980 but all are aprreciated

actually, that DOES happen when we are in an "off season" and they have an inground pool on the property with all of the beautiful landscaping around it..... that's a huge help in the winter months!!!

I find it helpful sometimes. Like when taking a winter listing and am offered photos of a verdant yard and blooming flower beds.  I will also accept decent exterior front shots, but always add the winter ones, too.

Occasionally the Sellers have been able to capture something off season that my Pro has not. 

One that helped sell a property this month was a photo array of all the wildlife seen on the property - it clinched the deal for the Buyers!

I've had some and I've used some both old school and digital kind. I only use them if they are good. Otherwise I suggest an album on the counter (that people will know are the owners photos and not think they are mine)

Eric, It happens, especially when a home features good landscaping and we're off season for the pictures.  Sometimes a little cropping and editing is in order, but I'll try to adapt some into the marketing if there's anything solid to work with.

Yes, I had a client send me a few photos they wanted to use instead of the ones I took. Mine were better and more appropriate, but I used theirs as requested.

I have had to use client photos in the past, as I sell a lot of tenant occupied properties and the seller's vacant photos are much better than the tenants' furnished state of affairs.

When I'm offered photos I don't want, I just let the client know they are not the correct pixel size for the MLS requirements.

One of my sellers was a professional photographer and I absolutely used his.

Fortunately, only a few clients have done this and they have been excellent photos, typically of flowers blooming in a different season or evening/sunset photos showing an awesome view.  If someone were to offer up some less than stellar photos that were really bad and low resolution, I would use the excuse the resolution just wasn't high enough for whatever websites we were using.  As a last resort, I may include one or two if I really felt it was it was important to them and if, perhaps, they added some value.  We are only allowed 30 in our MLS, so not a lot.

Yes, I've had that happen two times in the last year.  In one instance the photos were non-digital and in the other instance they were digital.  I didn't use them but kept them for reference!

Usually the offered images are sunsets or the occasional Pleated Woodpecker, Sandhill Crane or those ghastly peacocks.

Yes, I will include one or two. After all the MLS allows 378 images so included a few off-topic images is not a real problem. They however are not within the first eight. If I can tie the image to a memory-hook in the home, everyone becomes a winner.

It has happened once in recent memory.  The photos were actually pretty good, so I used them.  If they weren't good (which has happened in the distant past) I still use a few to make the seller happy.  Usually, they don't provide photos.

Our company policy is to have a professional photographer take the pictures for our listings. This solves the problem with having to reject well-intended sellers offering their favorite pictures.

Not that I recall.  My clients depend on me, as they should, to take care of photos and all marketing.  I'd ask them how important is it to them that any of the photos are used?  And why it is important to them.  There answers would guide me to navigate them away from wanting to use them ... emotional connection they have that a buyer does not ... and we are not selling their memories ... we are selling opportunity for buyer to create their own.

I have had sellers offer their photos and I will review them. I find mine are always better but don't find it necessary to insult the sellers.

Sometimes they do and if it's one from a different season (e.g. open pool) that I can't get on my own at the moment and if it's decent, I'll use it until I can take my own photo's.

If the images are of the interior, or of current exterior, I think I'd tactfully state that part of what I offer in my included services is to have a professional photographer do all (or the majority) of the photos for the listing so that we have:

  • consistency in the photos (lighting, style, size, resolution, etc) and
  • no issues with ownership rights of existing photos (don't want to find out they handed me a photo another listing agent took or had taken).  

If the owner's photos are of the exterior and show things the professional photographer can't capture at the time we list it ("other season" landscaping shots, as others have mentioned, is really the only exception I can think of) I might ask to use those specific ones if the owner assures me they took them.

I have had sellers give me photos of summer photos, especially when it is winter, and does not showcase the yard.  Often times they are not great photos.

About the only time clients give me photos is for a Timber Trespass Appraisal.  Always nice to see what they looked like before they were cut down.

     I had a Seller take photos on a smart phone with a dirty lens.  He was so proud of himself! 

     I said, "While I am here, let me go ahead and take a few more shots for backups" (I had an Olympus point and shoot).

     Guess whose pics I put in the MLS?
