Open houses are not designed for sellers. They're designed for the agent to meet prospective buyers, whether they are interested in the open house, or other homes in the neighborhood. Some agents get it, most agents don't.

When I was a TC I did for my mom, then as a new agent I did 1999-2002. I resumed them as a new agent in San Diego 2003-2005 and then stopped after I realized I was neither selling homes because of them nor getting any real buyer out of them. I get more sellers from my post cards than my open houses too. So, I just don't do them. I know some that are quite skilled at them, they may get better results. But every top producer I know, doesn't do them, so what does that tell you?

Susan, I am a two person office (my broker and I) and we usually hold houses open together. We used to allow people to hold our listings open but stopped that process when an agent picked up a buyer who almost bought the open house, but ended buying something else. Since we lost a good commission and almost lost out on double siding the listing, we ceased allowing others to host our open houses.

I don't like to hold any open houses including my own listings. It is a good way to find buyers and even sell the home for those that do hold them. It doesn't really matter who's listing it is, the public just wants to see the home. It is a good idea to hold another agents well located home open.
