It sounds like your question is whether seller's duties are immortalized in writing and incorporated into the listing agreement? And my answer is: how else will you ensure that they hold up their end of the deal?

I've never amended a listing agreement.  I've had some special stips in the original agreement about when it goes in MLS etc, but never had a need to amend it

Odd question as I can't imagine what the buyer's agent and the listing agent would have to agree to that would affect the listing agreement...and have nothing to do with the buyer.

Not really sure what it is you're asking. Our listing agreements have areas to put in commission agreements and indicate how much the buyer agent will receive. And there is a space to write in other considerations. I don't believe I've ever done a true Addendum.

we have enough space in additional terms section of the listing, I haven't had that much to stipulate that it would call for an adendum; but if you have that much to agree to that won't fit in the listing yes by all means addendum for sure.
