We schedule appoints through CSS. Be truthful. Whether I am showing a buyer client or previewing property it benefits the seller. Additonal exposure and I may eventually bring a buyer. If I list the house down the street a customer may ask me about your listing. Having previewed it recently I can talk knowledgeably and make appointment to show & maybe sell your listing.

That goes on all the time . . . I think it depends on how much we are inconveniencing a seller and a listing agent possibly. If it's a vacant and we need to see if it compares to what we are about to list . . . yeah, I want the seller to see it. We're not going to go if we have to explain. We can look at data for the rest.

In those situations, I always tell them that it's a Preview and that their Sellers are welcome to stay at home and not to clean up too much because I can see thru 'stuff.' If it's someone I know, I tell them, otherwise I don't.

Absolutely. The purpose of Feedback is to help the Listing Agent and the Sellers to know how their house showed. Any information we can give is important for them. I do not always use the exact words given by the buyers, but instead use wording that gets the message across without being totally negative.

We Preview alot of newly-on-the-market homes in our community, and we do not schedule appointments, as most of our homes here are vacant - if someone was living there, we would not Preview it BILL CHERRY. We do not do it to see how it compares to what we currently have (as we may not have anything in that price range, square footage, or model), nor for a prospective buyer. We like to see what Sellers have done with the home, as many are 30 years old, with no up-dates nor modernization. That can affect pricing and dom, so in a slow market, which is what we have had so far this year, I am always curious as to what might sell quickly and what might still be around in a few+ months.
