Definitely have open houses! Real estate is local so some may not find them to work. 35 groups through mine yesterday and 2 offers produced from buyers who attended and received 3 more offers..total of 5..the winner was a buyer from the open house! They definitely felt the energy from the others there!

I stopped at one yesterday. I might be submitting an offer on it later today after we look at it again today. It's hard to look at house when the agent is trying to create a circus atmosphere, so going to open was mostly a waste of time. Yes, I will hold open houses on weekends.

It strictly depends on the neighborhood that the listing is in and and the price tag. Some neighborhoods are very active with open houses and the sellers expect them and we get good results. Higher end listings definitely no open houses.
